Sunspace porch panels installed at Lake Anna dock

Sunspace porch panels before and after photos of a maintenance free porch conversion and panel installation that we have completed in Lake Anna.

We removed the existing wood railings from this screen porch so that the columns and framing could be capped.

New framing members were added for mounting points for the new 3 season room panels.

Roof supports are 6 x 6 posts that were wrapped with aluminum trim coil.

Maintenance free screen porch in Chester has begun

Maintenance free screen porch project has started in Chester Va.

The new maintenance free screen porch will be 12′ x 16′ and will have 3 season sliding porch panels installed.

Footings are dug to a depth of 24″, inspected and concrete installed in footings for porch support.

Support post are 6 x 6 pressure treated post and floor joist are 2 x 8 spaced at 16″ on center.

The floor decking is premium 5/4 x 6 pressure treated material.

Front porch cornice work is now completed

A front porch provides a covered area for you to enter your home are you get your keys, groceries and other items together while staying out of the weather.

This front porch project started as an uncovered masonry porch. We are adding a covered roof to the existing porch

The roof was framed with a barrel ceiling and consists of 2 x 8 beams, 2 x 6 rafters and OSB roof sheathing.

10″ round fiberglass columns are being used to support the new porch roof. http://www.hbgcolumns.com/

The roofing that we installed at this front porch is an architectural matching shingle by GAF. http://www.gaf.com/

Ceiling for the new front porch roof is a clear tongue and groove ceiling that will be stained.

Cornice work for the exterior is a 100% PVC wood style mouldings

The mouldings for this front porch are a mix of dentil, crown and bed styles.

Screen porches offer a nice bug free area for friends and family to congregate and interact. There are many options for a screen porch from maintenance free to a natural pressure treated style. Most of our screen porches include an electrical package that have a ceiling fan as well as exterior electrical outlets. Below are some links to products and suppliers that we used on this project.

The roof for this deck conversion to a screen porch is a Certainteed www.certainteed.com dimensional style asphalt based shingle in the color of Moire Black.

We use ice and water shield (which is an underlayment that has an adhesive backing) on all roofing projects.

Decking for the grill area is a premium 5/4″ deck board that was ran in an alternating angle to the porch floor.

Vinyl siding and cornice trim are from Norandex Building materials http://www.norandex.com/ and are matching to existing home,

Screen porch screening has been installed using ScreenEze http://www.screeneze.com/ screen track system.

Here is a progress photo of a maintenance free screen porch project that has started off of Nuckols Rd in Henrico Va.

The new maintenance free screen porch will be 12′ x 24′ and a 10′ x 11′ grill deck.

Roof post for this project are PVC sleeved 6 x 6 post and the beam work is doubled 2 x 8’s

Rafters are 2 x 8’s spaced at 16″ on center and roof sheathing for the roof is 7/16″ OSB.
