Addition framing continues for kitchen in Westend of Henrico Co

Here is a photo of the completed addition framing for a new 9' x 33' kitchen addition and playroom in Henrico Va.

We first removed the existing rear deck for our new kitchen addition. The footing trenches are 20" in width and depth.

Concrete for the footing is a 3000 PSI ready mixed and placed in the trench.

The Brick and block foundation for this kitchen remodeling project was supplied by Southside Builders supply. http://www.southsidebuilders.com/

Anchor bolts were installed in the foundation for the pressure treated sill plates to be bolted down.

The floor joist are 2 x 10 covered with OSB subflooring that was glued and screwed down.

Walls are framed with 2 x 4 studs and are continuously sheathed with OSB plywood.

Rafters are 2 x 10's for new required insulation values.

This project has a 9' ceiling height and have a 3/12 shed roof design.

Below is a photo of the 22' steel beam being lifted into place for removing the rear wall.

This kitchen addition will entail removing approximately 21' of the 1st floor rear wall for a wide open floor plan.

Front porch roof in Glen Allen has started

This front porch project started as an uncovered masonry porch. Roof is completed at new 24′ X 30′ addition in Chesterfield Co

Here are more progress photos of an addition project in the Midlothian area of Chesterfield Co. We have finished the roofing which is a Tamko 3-tab Weathered wood asphalt based shingle. With all of our roofing projects Ice and water guard is installed at the overhangs and ridge vent at the peak. Another framing update at new 24′ X 30′ addition in Chesterfield Co

Here are more progress framing photos of an addition project in the Midlothian area of Chesterfield Co. This addition is a 24' x 30'  in-law suite and will include access to the existing living room and kitchen. Sill plates and any framing within 18" of the ground must be pressure treated. Floor framing is 2 x 10 triple girder beams and floor joist spaced at 16" on center. The sub floor is 3/4" tongue and groove and was installed with floor glue and ring shank nails. Wall framing is 9' studs, OSB continuous sheathing on the exterior of building and a vapor barrier. Roof framing consists of 2 x 10 ceiling joist and rafters and is stick framed for maximum storage space. Framing continues at new 24′ X 30′ addition in Chesterfield Co

Here are progress framing photos of an addition project in the Midlothian area of Chesterfield Co. This addition is a 24' x 30'  in-law suite and will include access to the existing living room and kitchen. We are incorporating the existing porch into the new addition space so we need to remove part of the porch floor which will allow a new continuous foundation to be installed. Sill plates and any framing within 18" of the ground must be pressure treated. Floor framing is 2 x 10 triple girder beams and floor joist spaced at 16" on center. The sub floor is 3/4" tongue and groove and was installed with floor glue and ring shank nails. Wall framing is 9' studs, OSB continuous sheathing on the exterior of building and a vapor barrier.
